Every spring we get the same calls from Barrie, Orillia, and Wasaga Beach: the floor looked fine in November and now it's white, hazy, and dull no matter how often it's mopped. That's salt, and in Ontario it's the single biggest threat a commercial floor faces.
Two things are happening at once. Salt leaves an alkaline residue that reacts with floor finish, clouding it and breaking down its ability to hold gloss — that's the white haze that keeps coming back. At the same time, the sand and grit tracked in alongside it acts like sandpaper underfoot, physically grinding the finish off in the traffic lanes. Chemical attack and abrasion together, five months a year.
The most effective fix costs almost nothing: matting. You want a minimum of 15 feet of walk-off matting inside every entrance — enough that a person takes several steps on it before reaching your floor. Most buildings we visit have three or four feet, which catches almost nothing. Extending your matting is the highest-return change you can make to your winter floor care, and it's a one-time purchase.
Second, neutralise rather than just wet-mop. Plain water spreads salt residue around instead of removing it. A neutral-pH cleaner made for salt removal actually lifts it. Through winter, mop traffic lanes more frequently than the rest of the floor — that's where the salt concentrates, and it doesn't need to be the whole space every time.
Third, and this is where the finish itself does the work: go into winter with good coats on the floor, not worn ones. A late-fall scrub and re-coat gives the salt a sacrificial layer to attack instead of your tile. It's far cheaper to replace a couple of coats of finish in the spring than to strip salt-etched tile back to bare and start over.
