It's the question we get on almost every walkthrough: how often does this floor actually need to be stripped? The honest answer is that the calendar matters far less than the traffic, and a good floor care program is built around what's happening on the floor rather than what month it is.
As a general rule, most commercial floors in Simcoe County and the GTA need a full strip and wax every 12 to 24 months. A quiet professional office might comfortably go two years. A retail entrance in Barrie that takes winter salt from November through April can need one every single year. A school or clinic corridor usually lands somewhere in the middle.
But here's what most building owners don't realise: the strip interval is something you control. Stripping is the most aggressive thing you can do to a floor — it's chemical-intensive, labour-intensive, and every strip takes a small amount of life out of the tile. A scheduled scrub-and-recoat program in between strips removes only the worn top layer of finish and lays fresh coats over the sound base underneath. Clients who run on a quarterly or semi-annual re-coat cycle routinely stretch a 12-month strip interval out to three years or more.
So how do you tell where your floor is right now? Look at the traffic lanes rather than the corners. If the lane has gone dull but still has gloss, you need a re-coat. If it's grey, scuffed through to the tile, or the finish is yellowing and lifting at the edges, you're past re-coat territory and it needs a full strip. Black marks that won't burnish out and finish that's visibly built up thick and cloudy around the baseboards are the other two clear signals.
